This is the first of three buildings in our Harkaway project just outside of Berwick called the Cottage for a Colorbond Roof Replacement Melbourne. Built in the 1980’s, there has been little to no maintenance provided since that time and the building’s have become weathered and outdated. Our job is to restore, update and improve the buildings facade.

As these properties lie in what is essentially a national park with well-established forest all around, it is not just another simple building renovation. After the Black Sunday bush fires, a new set of building regulations came into effect for properties deemed to be within bush fire prone areas. Classifications were set for different levels of risk referred to as BAL (Bush fire Attack Level) for each building deemed to be within bush fire prone land. Under each BAL level is a set of corresponding building regulations that governs what types of materials we can use and specific additional construction procedures we need to follow.

To complicate matters further there is a large valley that can funnel very strong wind gusts straight against the north-side of all buildings. So having mentioned these additional circumstances, we have to be vigilant to ensure we at all times comply with the building codes and that our workmanship is of the highest possible quality.

All these buildings were originally architecturally designed so we wanted to ensure we kept with this theme as overall it looks great. Switching to a typical corrugated roof metal or even Klip-Loc style would have moved the aesthetics away from the intended design. After much consideration we simply decided to improve upon the existing style of roof sheet installed.

The product we decided upon is a architectural roof decking called “Straight Line”. It has a high-rib and perfectly flat pan giving it a modern feel. The fastening system we employed was complete overkill and will handle any prevailing wind gusts.

Other steps we took during the Colorbond Roof Replacement Melbourne include;

  • Replaced all rotten barge board, fascia board & rotten structural posts
  • Replaced the existing cladding with Hardie Plank
  • Sanded back, filled, primed and painted all external timber surfaces
  • Re-Caulked Windows
  • All new Lysaght Sheerline Guttering and down-pipes
  • All new Lysaght Novaline Fascia Cover
  • Installed CSR Bradford Anticon 55mm foil and blanket (roof sarking)

To finish this building we installed new Colorbond Sectional Garage Doors.
